However, as our Las Vegas economy improves, interest rates will likely rise further making it more expensive to buy a home.

                    Staging Tips to Help Your Home Sell...




Whipping your place into its most marketable shape might land you a buyer with a dream offer. And it might all spring from a terrific  open house—the kind where every attendee is entranced, the hors d’oeuvres are delicious, and nothing remotely goes wrong.
You don’t have to hire a pro home stager and rent all new furniture to get the look buyers love. We asked agents and home staging experts for their secret staging hacks. Here are nine little moves that have a great impact for minimal effort or money.
1. Strip the windows
“Light and bright is what sells,” says Randy Wine, a real estate agent in Rutherford, NJ. So pack away your curtains. “They might be beautiful, but they’ll darken and date the room. You can leave the sheers, but take down the drapes.”
Pull the blinds all the way up. “If blinds are left in the down but open position, that can reduce light by 50% over the course of the day,” says Justin M. Riordan, founder of Spade and Archer Design Agency in Portland, OR. And make sure your windows are sparkling clean; they let in more light and just look nicer, too.
2. White-out the bathroom
Just as hotels use white items to reinforce the idea that they’re clean, white in the bathroom makes things look fresh and new.
“Even if you can’t replace cabinets or countertops, at least purchase fresh white towels,” says Sheila Schostok of Your Home Matters Staging & Redesign in Lake County, IL. And add a white shower curtain, white soap dish, and new white bathmat (though, if your bathroom floor is a selling point, skip the bathmat).
3. Update kitchen fixtures
You don’t need to replace the countertops or even paint to give your kitchen an update. The solution is simpler and cheaper.
 “Replacing an old light fixture with a nice modern one from Home Depot can do a lot to improve the look of your kitchen,” says Wine.
If your drawer pulls and cabinet knobs look dated, swap them out for the style and finish that’s most sought-after in your area, whether that’s brushed nickel or polished brass—ask your broker what’s hot.
4. Flip every switch
Lighting up the house by turning on every lamp and overhead light will make prospective buyers confident that you have nothing to hide. Remember, you’re not trying to create “atmosphere” like you would at a dinner party—you’re showcasing a product for sale. Place floor lamps in dark corners. “An inexpensive, high-intensity floor lamp directed at the ceiling can do a lot to make a room look bigger and brighter,” says Wine.
5. Replace wall art with mirrors
Whether your walls feature fine art or family photos, swap those personal pieces out for a large mirror on one or two key walls. Since people’s taste in art varies a lot, you should hide prominent paintings or art photographs unless you are confident they have broad appeal.
“Mirrors have the advantage of maximizing light to make rooms look bigger and brighter,” says Wine. If you have a nice backyard, try placing a mirror on the wall across from the window that looks out on the yard, so the greenery will be reflected and visible from multiple angles in the room.
6. Roll up rugs
Hardwood floors are a major selling point for most buyers, and a rug that’s even slightly stained or tattered is a turn-off. So don’t hide wood floors, unless they’re a mess or your rugs are classic and pristine. Always remove area rugs from your kitchen, because the room will feel cleaner and more spacious without them.
7. Swap out lampshades
To make a room look more light, clean, and modern, replace any old lampshades for new white drum shades, which are cheap and readily available at Ikea and Target.
8. Set the table
Elaborate table settings can have an overly staged look, but if your dining room table has seen better days or the room could use some livening up, set the table with simple modern place settings from CB2 or Bed Bath & Beyond. Go for modern white plates, sleek stainless-steel cutlery, and stemless wine glasses atop neutral-hued place mats or a tablecloth. If the room could use a touch of color, add vibrant napkins.
9. Add a metallic accent
Making a room look more luxurious and contemporary is as easy as adding a metallic accessory or two—like a silver leather throw pillow, a bronze side table or garden stool, or a copper tray.
“Metallics add visual appeal, but they’re less controversial than color,” says Wine. “They’re like glamorous neutrals.”

Summerlin's newest village - The Cliff's breaks ground!




The Howard Hughes Corporation® (NYSE: HHC), developer of the master-planned community of Summerlin®, is unveiling big plans for its newest village, The Cliffs. Located in Summerlin’s southernmost tip along the base of the Spring Mountains, the 450-acre village stretches from south of Bishop Gorman High School to Wet ‘n’ Wild water park.  Recently Pulte Homes and Lennar were announced to join Toll Brothers and Woodside Homes in The Cliffs.  

“We are pleased to announce our builder line-up for The Cliffs,” said Peggy Chandler, senior vice president, Summerlin.  “As with all Summerlin villages, great thought went into the product offering we would supply in The Cliffs, and we are confident these four builders will deliver beautiful homes in such a unique village.”

Offering exquisite views of the valley and the Strip to the east and the mountains to the west, The Cliffs village has been carefully designed to maximize the area’s terraced landscape, allowing for unobstructed views in some neighborhoods. A distinct “rugged contemporary” architectural design aesthetic throughout will complement the area’s natural landscape. And to further maintain its natural beauty, parcels of land within the village have been set aside to remain undisturbed and undeveloped.

“The Cliff’s village, which began development earlier this year, is Summerlin’s 20th village and the first to open in nearly a dozen years,” said Julie Cleaver, vice president, Summerlin. “We took our time shaping this village and developing its theme to ensure the right builders and home styles would be incorporated into this striking landscape. The development of The Cliffs is a superb combination of man-made designs seamlessly merged with the breathtaking beauty of the topography.”

Toll Brothers, the first builder that announced plans for a neighborhood in The Cliffs, is developing Regency, a luxury age-qualified community with models opening early 2016. This gated neighborhood includes more than 425 single-family homes ranging from 1,600 to 2,400 square feet. Regency’s robust amenity list includes walking trails and an amenity center spanning more than 16,000 square feet with indoor lap pool and outdoor resort-style pools; tennis, pickle ball and bocce ball courts; a clubhouse; and social programming that includes classes, events and gatherings.

All homes in The Cliffs include the Summerlin signature lifestyle, with access to the community’s award-winning trail system, community centers, pools and year-round resident-only events.
The Cliff’s village will eventually be home to 11 planned neighborhoods encompassing more than 1,700 homes. In addition to the private Bishop Gorman High School and Wet ‘n’ Wild water park, other existing village amenities include Faiss Middle School and Faiss Community Park, where construction of a 24,940-square-foot aquatic center began in April. Feng Shui for your home

If you don’t know already,—

Feng Shui  is an ancient art and science developed over 3,000 years ago in China.



It is a complex body of knowledge that reveals how to balance the energies of any given space to assure health and good fortune (success+ wealth) for people using it.
But how do we know if feng shui works?
There really isn’t much of it that we can prove beyond a shadow of a doubt. 
Yes, there is science behind some of it, but science isn’t fail proof either.
How do we know for sure if it works then?
We know because we know.  
What I mean by this, is that if we are getting the results we want and if doing a certain thing makes us FEEL a certain way, then that’s our indicator.  
If chanting to attract wealth, putting a bowl of lemons in your kitchen to attract health, or meditating to manifest your desires feels good to you and is getting you the results your desire—then it works!
On the flip side— when we are negative about a particular thing, then most of the time, it doesn’t work out for us. We manifest our primary belifes about it. We get what we think. We get what we feel. 
I think this is a good one to ponder and decide for yourself. Do you think it’s the actual thing, or our belief in the thing that makes it real?  
Our lives are a result of our choices.
And our choices primarly make us feel either good, or not so good.
I will leave you with a few of my favorite feng shui practices. You can choose to see how they feel for you!
  • place 9 live lemons in a bowl in the center of your home, or kitchen for health
  • purple is associate with wealth in feng shui, so place a purple item or purple flowering plants in the left back corner of your home. look at the feng shui quadrant guide above to figure out where this wealth quadrant in located in your home
  • to strengthen love + relationships, place pink anything (flowers, candles, pictures) in the upper right corner of your home. This is the LOVE quadrant
  • for career(and success) place either live fish or a symbol of fish in your career quadrant, which is basically, the front entrance to your home. Again, consult with the diagram above.
